Biography
Ian M. Livaich focuses his practice on representing commercial real estate developers and investors in many aspects of real estate transactions, including real estate acquisitions, developments, dispositions, and financings. He also performs a wide variety of real estate related tasks for clients, such as drafting and reviewing agreements and leases, conducting due diligence analyses, and coordinating transactions. He regularly assists regional and national clients in complex transactions involving commercial, industrial, mixed-use, and retail projects.

Represents a developer and owner/operator in the acquisition of large industrial properties, including assisting with due diligence and financing, as well as the subsequent leasing of those properties as it expands throughout the East Coast, including North and South Carolina. The buildings range in size from 135,000 square feet to more than 400,000 square feet.
Represents a developer in lease negotiations with a range of retailers in the food, fashion, technology/wireless, and health and wellness industries for locations within a large shopping center in Bucks County, PA.
Represents a national insurance company, as both landlord and tenant, in lease negotiations for numerous office space locations throughout the United States, as well as sublease negotiations for select locations.
Represents a nationwide provider of logistics solutions, as both tenant and sublandlord, in more than 50 lease negotiations across the United States.
Represents an impact-investing-oriented real estate fund—whose mission is to support positive outcomes for farmers, land, and communities—in more than 15 transactions involving the acquisition, financing, and sale of agricultural land, as well as the subsequent leasing to smaller organic and regenerative farmers across the United States.
Represents multiple small business owners and franchisees in a range of industries, including food and beverage, health and wellness, dental, and physical therapy, in leasing matters throughout Philadelphia and the surrounding suburbs.
Represented a self-storage owner/operator in the acquisition of more than five existing self-storage facilities in Texas, Maryland, Georgia, and North Carolina.
Represented a developer and owner/operator in lease negotiations for a 40-acre wellness park in New Jersey.
Represented a national self-storage owner and operator in more than 25 acquisitions, including assistance with due diligence, financing, and leasing for locations across the United States.
Represented a real estate developer in complex due diligence for the acquisition of multi-family apartment buildings.
Represented a regional bank in multiple real estate financing matters, ranging in value from approximately $7 million to $30 million.
Represented a sunglass retailer in the sale of its business, as well as the subsequent transfer of eight leased retail locations in New Jersey.
Represented a Philadelphia-based property investment company in the review of complex title and survey matters in connection with its acquisition and conversion of an office building into a multi-family apartment building.
